Planning Statement
The Planning Statement sets out the details of the planning application, showing that the application seeks outline permission for the construction of new buildings, which will create a high quality, mixed-use development which will contain new pedestrian and cycle routes, as well as car parking and bus facilities.
The Planning Statement assesses the proposals against relevant local, regional and national planning policy guidance.

Statement of Community Involvement
The Statement of Community Involvement details the consultation process which the Queensgate Limited Partnership has carried out since 2003. This has included planning workshops, and two public exhibitions. The key issues which have emerged from the consultation process, and the applicant’s response to these issues, is set out in this document.

Design & Access Statement
The Design & Access Statement, which has been prepared by Benoy Architects in conjunction with other members of the project team, sets out the design thinking behind the proposals. It sets out the design in detail, in writing and via drawings and plans, and demonstrates that the proposals conform with national planning guidance, as well as Regional Planning Guidance, the Cambridge & Peterborough Structure Plan, the Peterborough Local Plan, and the North Westgate Area Development Guidelines.

Design Principles Document
The Design Principles Document sets out a set of rules against which the development can be considered. The document includes parameter plans and character area design guidance, and should be read in conjunction with the Design and Access Statement. Details of the form and character of each part of the site is provided, including public routes and spaces, and the overall objective for each character area is provided.

Environmental Statement: Non-Technical Summary
The Environmental Statement sets out the possible impact of the proposals on the environment, which have been measured via an Environmental Impact Assessment. The results of this Environmental Impact Assessment are put together in an Environmental Statement, and the non-technical summary sets out these key findings.
