The proposed scheme encompasses
a refurbishment of the existing Queensgate Shopping Centre, and its extension into the Northwestgate area of Peterborough. The scheme is a mixed use development which combines retail, leisure and residential uses, and will promote integration and connectivity with the city centre.

North Westgate will comprise a range of architectural styles which, coupled with high-quality public realm and urban landscaping, will introduce a vibrant mixed-use quarter into the city centre

Some key aspects of the masterplan include:

A new Marks & Spencer department store, with a floorspace of approximately 170,000 square feet

Circa 60 retail units, major space users, including a second anchor store

New restaurants and bars to create a vibrant and family-friendly night-time economy

Leisure facilities including a multiplex cinema

Two multi-storey car parks to replace the existing Queensgate car parks, which will comprise circa 3,300 spaces

The new Perkins Multi-Storey Car Park will incorporate flexible use options for a hotel, residential, or offices. Such uses will wrap around part of the car park and will provide an important active frontage onto Bourges Boulevard

A new bus terminal which will feature high-quality contemporary design, and will be integrated with the Queensgate extension

Provision for over 100 residential units which will be a combination of private and affordable housing

Provision for 12 incubator units (for start-up businesses) on Bright Street. Each of the units will be subsidized in rent terms and will enable local businesses to set up and become a key part of the new development. A leasing strategy will be administered in conjunction with local community groups such as Gladstone Connect.

The new scheme will comprise open streets and spaces, and will encourage 24-hour access – in a safe and secure environment with appropriate CCTV and security arrangements.
